Position Summary
The Community Manager oversees all operational, financial, and administrative functions of the property. This role serves as the primary leader on-site, responsible for achieving occupancy goals, maintaining budget performance, ensuring compliance, and fostering a high-performing team culture. The ideal candidate combines strategic thinking with hands-on leadership and strong financial acumen.
Key Responsibilities
- Oversee daily operations of the community, including leasing, maintenance, and resident relations
- Manage property financial performance, including budgeting, forecasting, and expense control
- Analyze monthly operating statements and performance metrics to drive results
- Ensure compliance with company policies, Fair Housing laws, and reporting requirements
- Lead, coach, and develop on-site team members
- Maintain high occupancy and leasing performance through strategic marketing and resident retention efforts
- Approve invoices, manage vendor relationships, and maintain compliant vendor documentation
- Coordinate capital improvement projects and property enhancements
- Prepare and submit required operational and financial reports in a timely manner
- Address resident concerns and ensure a positive community environment
Qualifications
- Education: High school diploma required; Associate or Bachelor’s degree in Business, Real Estate, or related field preferred.
- Experience: Minimum 3–5 years of multifamily property management experience, including leadership responsibilities. Experience managing budgets and financial reporting required.
- Technical & Professional Skills:
- Strong proficiency in Microsoft Office Suite
- Experience with RealPage preferred
- Knowledge of Fair Housing regulations and multifamily best practices
- Strong organizational, analytical, and problem-solving skills
- Excellent communication and leadership abilities
- Ability to manage multiple priorities in a dynamic environment

Physical Requirements
Frequent walking of the property, including stairs and exterior grounds; occasional lifting up to 25 pounds; ability to communicate effectively in person, by phone, and in writing.
Based in a professional office within a residential community, requiring regular movement throughout the property and occasional outdoor work in varying weather conditions.
