Job Title: Community Maintenance Assistant

Reports To: Maintenance Supervisor

Location: Walker Avenue Apartments near University of Maryland Baltimore County

Compensation: $16.00 per hour. This position is only eligible for sick leave benefits

FLSA Status: Non-Exempt

Summary: The Community Maintenance Assistant (CMA) is responsible for assisting the Maintenance Team in completing tasks that ensure the community meets safety, appearance, and operational standards. Work areas include HVAC, Appliances, Electrical, Plumbing, Furniture Repair, Painting, Custodial, and Keys/Locks. The CMA is also part of the after-hours response system.

Primary Job Responsibilities:

  • Split hours with other CMAs to respond in person within 15 minutes when the Leasing Office is closed.
  • Serve in the CMA on-call rotation, available by phone during duty week, refrain from alcohol, remain within 15 minutes of Walker during on-call weeks, and handle duty calls appropriately.
  • Participate in 3 hours per week during business hours for staff meetings and work order assistance.
  • Respond promptly to resident maintenance requests, troubleshoot issues, and repair or restore service within community standards.

General Job Responsibilities:

  • Maintain the community's appearance and cleanliness, including grounds, amenities, exteriors, signage, and parking lots.
  • Complete the "turn" process on vacant apartments for new residents, including painting and carpet cleaning, within set standards and timeframes.
  • Manage tools, supplies, and equipment, assist in stocking the maintenance shop, and follow safety and operational policies.
  • Complete documentation for service requests and administrative reports.
  • Support community goals related to resident satisfaction and participate in training and staff meetings.

Qualifications:

  • High School diploma.
  • Experience with facilities and maintenance issues.

Physical Demands: Regular standing, walking, handling, reaching, climbing, stooping, lifting up to 50 pounds, and specific vision abilities.

Work Environment: Exposure to humid conditions, moving parts, chemicals, weather, and noise, with accommodations available for disabilities.

Compensation: $16/hr, with minimum 3 hours pay for on-call duty, and additional pay for responses.
