Avanath Capital is seeking a Leasing Specialist to lease, market, and maintain positive resident relations within our communities in Escondido, CA. The role requires strong professionalism and engagement with residents and staff, with a focus on sales, customer relations, and community building.

Ideal candidates have 2+ years in sales or customer relations, experience with low-income housing/tax credits, and are bilingual in English and Spanish.

Qualifications

• 2+ years of sales or customer relations experience.
• Low-income housing and tax credit experience is highly desired.
• Bilingual English and Spanish is highly desired.
• Thrives in a fast-paced environment.
• Flexible schedule that may include evenings and weekends.
• Solid computer knowledge: Windows, Word, Excel, internet, and e-mail.

Responsabilités

• Greet and qualify all prospects.
• Record all telephone and in-person visits on guest cards.
• Inspect models and available 'market-ready', communicate related service needs to Community Manager.
• Demonstrate community and apartment/model and apply product knowledge to prospect needs by communicating the features and benefits; close the sale.
• Have the prospect complete the application and secure a deposit in accordance with company procedures and Fair Housing requirements.
• Update availability report, process applications for approvals.
• Ensure the apartment is ready for the resident to move in on the agreed date.
• Follow up on prospects that did not close and refer to sister communities if needed.
• Secure new resident signatures on paperwork; orient new residents to the community.
• Assist in monitoring renewals; distribute and follow up on renewal notices.
• Type lease and complete paperwork; input information into Yardi system.
• Maintain current resident files; distribute notices; maintain monthly commission records.
• Assist the management team with other tasks; implement policies; ensure compliance.
• Resident retention: respond to requests, coordinate maintenance, and ensure timely communication.
• Contribute to cleanliness and curb appeal; plan resident events as directed.
• Adherence to policies, regulations, and laws; maintain compliance files.
