Qualifications

• Experience managing residential properties.
• Knowledge of tax-credit or set-aside properties.
• Strong budgeting, marketing and staff supervision skills.
• Willing to work weekends.

Responsibilities

• Prepares and implements a marketing plan for the property.
• Maintains budgeted occupancy levels at approved rental rates.
• Prepares and monitors operating budgets and reports.
• Maximizes NOI through cost control and revenue optimization.
• Oversees rent collection, evictions, and write-offs as needed.
• Trains staff and conducts periodic staff meetings.
• Maintains on-site records, books, and reports.
• Oversees maintenance, repairs, and vendor contracts.
• Leads hiring processes and procurement of supplies.
• Handles resident issues and implements retention/advertising programs.
• Responds to after-hours emergencies and lease renewals.
• Fosters a positive living environment for residents.
