Job summary

FirstService Residential in Chicago, IL is seeking a Community Association Manager to lead a residential community in the South Loop. You will guide the Board, oversee operations, enforce governing documents, and manage staff to deliver high-quality service to residents.

The role requires a licensed CAM in Illinois, strong financial oversight, and the ability to coordinate with vendors and emergency services.

Qualifications

• Active Illinois CAM license required or eligible.
• Understanding of condominium law and property management regulations.
• Budgeting and financial reporting experience.
• Strong written and verbal communication skills.
• Experience managing a community association or similar.

Responsibilities

• Develop recommendations for community goals and lead action plans to achieve Board objectives.
• Provide community leadership and guidance to ensure that the needs or desires of the homeowners are being addressed.
• In partnership with the Board, create and implement the annual working budget. On a monthly basis, monitor and report on the financial position of the association.
• Ensure due diligence for the protection of client’s funds, property, and assets against all reasonably foreseeable contingencies or losses.
• Provide leadership to each meeting involving the Board of Directors in terms of agenda support and written and oral reports.
• Summarize the priorities of each meeting with appropriate follow up.
• Maintain a level of service excellence in all interactions with residents, vendors, staff, and colleagues with knowledge and enforcement of the Community Governing Documents.
• Assess and monitor community needs: identify opportunities for improving service delivery methods and procedures and developing new programs.
• Select and collaborate with external vendor partners to implement programs or improvements.
• Recruit, hire, train, and supervise all community staff in accordance with the documented management plan.
• Evaluate and make recommendations for efficient and effective support of the community.
• Work closely with local emergency organizations to maintain established emergency and community evacuation plans as appropriate.
• Perform building inspection of interior and exterior of property. Maintain on-site visibility throughout common areas and facilities.
• In accordance with the Illinois Condo Act and FirstService Residential policies, comply with all codes and regulatory requirements for the property, including assessing and correcting any violations received by various regulatory agencies.
