Job summary

Westward360 in Florida is seeking a licensed Community Association Manager (CAM) to join our growing team. You will manage daily operations for associations, interact with boards, homeowners, and vendors, and safeguard property maintenance according to established procedures.

The ideal candidate has a Florida CAM license, 4+ years of experience managing 250+ unit communities, strong financial acumen, and proficiency with Google Workspace.

Qualifications

• Active Florida state CAM license.
• 4+ years as CAM for associations >250 units.
• Ability to explain finances to Board and prepare budgets.
• Valid Driver’s License.
• Experience with Google Workspace (Gmail, Sheets, Docs, Drive, etc.).
• Advanced communication skills.
• Ability to plan ahead and consistently meet deadlines.

Responsibilities

• Manage day-to-day procedures and programs for each Association under management.
• Interact with Board of Directors, homeowners, and vendors on a routine basis.
• Develop and oversee preventive maintenance plans for properties.
• Respond to inquiries and issues with support staff.
• Solicit bids or oversee work with contractors as needed.
• Negotiate vendor contracts and build strong vendor relationships.

What You’ll Do

• Community Association Managers are responsible for all aspects of the management and day-to-day implementation of procedures and programs for each Association that will ensure a well-managed and maintained property.
• Conduct daily operations including regular interaction with Board of Directors, homeowners, and vendors.
• Compose and update a preventative maintenance plan for each property under management - oversee the execution of the plan.
• Respond to customer inquiries and issues with the assistance of our support staff.
• Meet with contractors to solicit bids or perform work at properties as needed.
• Build lasting professional relationships with vendors and negotiate vendor contracts for property services in accordance with the management agreement.
• Perform monthly walk‑throughs of the properties to identify maintenance needs, violations, or aesthetic issues.
• Organize agenda and run Owner and Board meetings. On average, there are 4x Board meetings per year that take place in the evening.
• Provide insight on financial matters to the Board of Directors including budget preparation, bills, invoice approvals, etc.
• Provide fiscal management, including, but not limited to reviewing and approving invoices, coordinating tax preparation and reserve study updates, and reviewing completed financial statements for accuracy prior to distributing to the Board.

What You’ll Need

• Active Florida state Community Association Management license (CAM)
• 4+ years of experience as a Community Association Manager for associations larger than 250 units.
• Experience understanding and explaining association’s finances to Board members and owners along with the ability to construct an association’s budget, put together special assessments, and guide the association with valuable financial advice.
• Valid Driver’s License
• Experience with Google Workspace (Gmail, Sheets, Docs, Drive, etc.)
• Advanced communication skills
• Ability to plan ahead and consistently meet deadlines
