POSITION RESPONSIBILITIES
The Commercial Property Manager (PM) will be responsible for a portfolio of historic Office and Outpatient Medical properties in their designated location. The ideal candidate will have experience with Office and/or Healthcare facilities and a proven track record of managing relationships with key members of healthcare systems. Responsibilities include but are not limited to:
- Develop and maintain relationships with office and healthcare partners, decision makers, and tenants.
- Schedule meetings with tenants to review property operations and ensure satisfaction.
- Address tenant concerns promptly and professionally.
- Coordinate tenant outreach programs specific to the portfolio.
- Manage the annual tenant survey process and implement action plans.
- Oversee all phases of pre- and post-move-in processes.
- Develop annual operating budgets and reforecasts for each property, focusing on asset maintenance and understanding impacts on NOI and portfolio performance. Prepare monthly financial reports with explanations for variances and receivable activities.
- Review tenant aging reports, follow up on delinquencies, and recommend legal actions when necessary.
- Manage tenant improvement projects that do not require permits.
- Maximize recoverable income on a property-by-property basis.
- Prepare and submit a 5-year capital plan for approval.
- Review and approve vendor invoices.
- Regularly tour and inspect properties to assess conditions, performance, and compliance. Coordinate inspections with engineering teams and vendors.
- Tour vacant spaces to support leasing efforts.
- Oversee the Facility Maintenance Team and collaborate with the Chief Engineer/Supervisor on operational strategies.
- Review vendor performance and coordinate with account managers for service quality.
- Resolve day-to-day issues proactively.
- Coordinate with Project Management, Construction, and Facilities Teams on tenant improvements and capital projects. Attend construction meetings and ensure operational compliance.
- Assist with acquisitions and dispositions as needed.
- Perform administrative duties and other assigned tasks.
- Maintain confidentiality of company information.
- Travel within the state for work-related trips up to 20% of the time.
- Support adherence to Healthpeak's compliance policies.
WHEN and WHERE
This is a full-time, onsite position based in Milwaukee's Historic Third Ward, managing six outpatient medical buildings and our corporate office. The location offers proximity to Milwaukee's Public Market, cultural attractions, and secure off-street parking. Our office was voted Milwaukee's Coolest Office twice.
POSITION REQUIREMENTS
- Experience managing commercial real estate full-time, preferably historic Office and/or Healthcare properties.
- Bachelor’s degree in Marketing, Business, Real Estate, Finance, or Accounting.
- Professional designation from BOMA, IREM, or CCIM is preferred.
- Experience analyzing operational and financial data.
- Strong initiative and personal responsibility.
- Ability to build rapport and interact with professionals at various levels.
- Skill in prioritizing multiple needs effectively.
- Excellent written and verbal communication skills.
