The Senior Commercial Property Manager will oversee the financial and operational performance of a portfolio of commercial properties. The Senior Commercial Property Manager will be responsible for developing and implementing effective financial plans, monitoring expenses, ensuring compliance with budgetary requirements, and overseeing daily operations and maintenance of the portfolio.
Primary Responsibilities:
- Develop and implement annual budgets for each property, including revenue and expense forecasting.
- Monitor and analyze financial performance, identifying areas for cost reduction and optimization.
- Ensure compliance with budgetary requirements, track variances, and make necessary adjustments.
- Review and present regular financial reports to senior management and stakeholders.
- Oversee daily property operations, including tenant relations, maintenance, and repairs.
- Ensure compliance with relevant laws, regulations, and company policies.
- Coordinate with vendors, contractors, and external partners as needed.
- Identify and mitigate risks related to property operations, such as insurance claims, tenant defaults, and regulatory non-compliance.
- Develop and implement risk management strategies to minimize losses and maximize returns.
- Develop and prioritize capital expenditure projects to enhance property value and profitability.
- Manage capital projects from initiation to completion, ensuring timely and within-budget delivery.
- Prepare reports on property performance, including financial statements, occupancy rates, and market trends.
- Analyze data to identify trends, opportunities, and areas for improvement.
- Understand and properly administer leases.

Education and Experience:
- Minimum of 5 years of experience in commercial property management preferred.
- Professional certification in real estate or related fields (e.g., CCIM, CRE) preferred.
- Experience with property management software (e.g., AppFolio, Buildium) preferred.
- Experience with CAM and CAM reconciliations preferred.
Physical Requirements:
- Prolonged periods of sitting at a desk.
- Ability to walk properties for extended periods, including stairs.
