Job summary

Professional Alternatives is seeking an experienced Retail Property Manager to oversee day-to-day operations of a multi-property retail portfolio in Texas. You will maximize property performance, manage budgets, tenant relations and vendor coordination.

You will work directly with ownership and senior leadership, exercising autonomy within a small, entrepreneurial team, leveraging CAM, operating expenses and lease knowledge to drive results.

Qualifications

• 3+ years of commercial retail property management experience.
• Strong knowledge of retail leases, CAM, operating expenses, and tenant relations.
• Experience managing shopping centers or multi-property retail portfolios.
• Strong financial and organizational skills.
• Excellent communication and problem-solving abilities.
• Proficiency with Microsoft Office; Yardi experience preferred.
• Ability to work independently while collaborating with a small, entrepreneurial team.

Responsibilities

• Manage the daily operations of retail shopping centers and maintain strong tenant relationships.
• Serve as the primary point of contact for tenants, vendors, contractors, and ownership.
• Oversee property budgets, operating expenses, CAM reconciliations, and financial reporting.
• Coordinate maintenance, repairs, capital improvements, and construction projects.
• Review vendor contracts, bids, invoices, and service agreements.
• Conduct property inspections and ensure properties are well-maintained and presented.
• Monitor tenant compliance with lease requirements and coordinate lease-related issues.
• Work closely with leasing, accounting, construction, and senior management.
• Assist with annual budgeting, forecasting, and analysis of property performance.
• Resolve tenant concerns and operational issues in a timely and professional manner.
