We are seeking a proactive and experienced Property Manager to oversee the day-to-day operations of one or more retail shopping centers. The ideal candidate will be responsible for ensuring the properties are operating efficiently, profitably, and in alignment with ownership goals. This role requires strong leadership, communication, and financial management skills, as well as a deep understanding of retail property operations.

Key Responsibilities:

  • Oversee daily operations of assigned shopping centers, ensuring high standards in maintenance, tenant satisfaction, and property appearance.
  • Develop and manage property budgets, monitor expenses, and prepare monthly and quarterly financial reports.
  • Serve as the primary liaison between ownership, tenants, vendors, and contractors.
  • Ensure timely collection of rents and adherence to lease terms; manage delinquencies and work with legal counsel on collections when necessary.
  • Coordinate property repairs, maintenance, capital improvement projects, and tenant build-outs.
  • Negotiate service contracts (landscaping, janitorial, security, etc.) and ensure vendor compliance with performance standards.
  • Conduct regular property inspections and ensure compliance with safety regulations and local codes.
  • Support leasing teams by coordinating tenant move-ins/move-outs, providing market insight, and assisting in tenant retention strategies.
  • Maintain accurate property files, tenant correspondence, and operational records.
  • Assist with CAM (Common Area Maintenance) reconciliations and annual operating expense budgets.
  • Stay informed on local retail trends, market conditions, and competing properties.

Qualifications:

  • Bachelor’s degree in Real Estate, Business Administration, or related field preferred.
  • 3–5+ years of experience in commercial property management, ideally with a focus on retail/shopping centers.
  • Strong knowledge of property operations, lease administration, budgeting, and vendor management.
  • Proficient with property management software (e.g., Yardi, MRI, VTS) and Microsoft Office Suite.
  • Excellent communication, negotiation, and customer service skills.
  • Ability to manage multiple properties and projects simultaneously.
  • Real Estate License and/or CPM (Certified Property Manager) designation is a plus.
