About the Role

The Property Manager is responsible for protecting, maintaining, and enhancing the value of Triten’s commercial real estate assets to maximize the owner’s financial return and benefit tenants, consumers, and the community. This involves overseeing operational activities, leasing, and marketing, and representing the property owner to tenants and the public. Currently, the portfolio includes over 313 tenants and more than 3 million square feet of industrial, mixed-use, office, and IOS properties, with expected growth in holdings and development projects. This role is high energy, fast-paced, with significant growth and upward mobility opportunities.

Key Responsibilities

  1. Demonstrate a positive, professional, and client-oriented attitude with coworkers, tenants, clients, and the public, striving for continuous improvement.
  2. Act as the primary coordinator for assigned properties, ensuring all operational, safety, maintenance, marketing, and tenant relations efforts meet and exceed contractual obligations.
  3. Develop and manage operating income/expense budgets and capital budgets aligned with owner objectives, ensuring accuracy and ongoing review to enhance profitability.
  4. Analyze and report on monthly financial statements, variances, cash management, and CAM costs, ensuring transparency and accuracy.
  5. Manage lease administration, including reviewing leases, tenant billings, vacancy reports, enforcing compliance, and facilitating leasing activities.
  6. Maintain detailed records of property conditions, ensuring spaces are show-ready at all times.
  7. Coordinate revenue collection, manage receivables, and ensure accurate rent roll and accounts receivable records.
  8. Oversee vendor contracts, supervise maintenance staff if applicable, and manage capital expenditures like HVAC, roofing, and parking lot replacements.
  9. Manage tenant relations, coordinate repairs, lease issues, and tenant fit-up work, and represent ownership in promotional activities.
  10. Collaborate with internal departments to coordinate leasing, marketing, capital improvements, financial reporting, and legal services.
  11. Foster collaborative relationships across teams, prepare for meetings, and lead discussions as needed.
  12. Stay informed about new property management technologies, systems, and best practices.
