About the Role

The Property Manager is responsible for protecting, maintaining, and enhancing the value of Triten’s commercial real estate assets to maximize owner returns and benefit tenants, consumers, and the community. This involves directing and coordinating operational activities, leasing, and marketing. The individual represents the property owner to tenants and the public. Currently, Triten’s portfolio includes over 313 tenants and 3 million sq ft of assets under management, including industrial, mixed-use, office, and IOS properties, with growth expected.

This role is high energy, fast-paced, with opportunities for growth and upward mobility. Triten seeks highly motivated individuals to support its expanding needs.

Key Responsibilities

  • Maintain a positive, professional, and client-oriented attitude with coworkers, tenants, clients, and the public, striving for continuous improvement.
  • Coordinate property management efforts to meet and exceed contractual obligations, overseeing loss prevention, risk management, safety, maintenance, marketing, tenant build-out, and operations.
  • Develop and manage operating income/expense and capital budgets aligned with owner objectives, including ongoing analysis and corrective actions.
  • Analyze financial statements, manage cash flow, verify CAM costs, and prepare reports on expenses and variances.
  • Administer leases, process tenant inquiries, review lease clauses, enforce compliance, and support leasing activities.
  • Maintain current records on property conditions, utilities, and systems; ensure properties are show-ready.
  • Manage revenue collection, accounts receivable, and delinquency procedures, coordinating with accounting.
  • Supervise invoices, develop emergency service networks, oversee maintenance staff, and plan capital replacements.
  • Handle tenant relations, coordinate repairs, lease issues, and tenant fit-ups; represent ownership at merchant meetings.
  • Collaborate with other departments on sales, insurance, leasing, marketing, capital improvements, and legal matters.
  • Foster teamwork and prepare for meetings, acting as chair when needed.
  • Stay informed about new property management technologies and procedures.
