Nelson Connects is seeking an Assistant Property Manager – Commercial in Petaluma, CA. The role focuses on day-to-day tenant-facing operations under a Senior Property Manager, handling communications, work orders, and property administration on-site.

You’ll coordinate with vendors, manage inspections, track leases (NNN), and help with budgets and reconciliations while maintaining accurate property data in Yardi. This full-time, on-site position offers strong benefits and growth potential.

Qualifications

• Commercial property management experience is preferred, but not required.
• Candidates with residential property management experience are encouraged to apply, especially those with tenant relations and administrative experience.

Responsibilities

• Serve as a point of contact for commercial tenants and respond promptly to requests.
• Prepare, dispatch, track, and follow up on tenant work orders.
• Assist with property management, maintenance, and construction activities.
• Conduct regular property inspections.
• Coordinate with vendors and contractors.
• Assist with tenant move-ins and move-outs.
• Support administration of leases, including triple-net (NNN) leases and Certificates of Insurance.
• Assist with budgets and annual operating expense reconciliations.
• Code invoices, review A/R reports, and assist with rent collections.
• Maintain accurate tenant and property information in Yardi.
• Support the Senior Property Manager with special projects and portfolio operations.
