Job summary

Pivotal Solutions is seeking a seasoned commercial real estate leasing professional to drive occupancy across a 3 million-square-foot portfolio in Jacksonville. You will negotiate LOIs and leases, conduct market analyses, and lead renewal cycles from initial negotiations through execution.

This role requires strong local market knowledge, a strategic mindset, and exceptional negotiation and communication skills.

Qualifications

• 3–5+ years of direct commercial real estate leasing experience.
• Retail, shopping centers, or NNN retail experience preferred.
• Knowledge of Greater Jacksonville and North Florida retail landscape.
• Strong working knowledge of commercial lease mechanics: NNN, Base Rent, CAM, TI, exclusivity covenants.
• Proficiency with CoStar, LoopNet, Crexi; Yardi experience a plus.
• Exceptional negotiation, prospecting, and professional communication skills.

Responsibilities

• Market vacant space and source qualified tenants locally, regionally, and nationally.
• Negotiate LOIs and leases on behalf of ownership.
• Conduct market research, rental comps, and site analyses to inform pricing and strategy.
• Execute asset-level leasing strategies to maximize occupancy and NOI.
• Partner with property management and ownership on tenant retention and deal execution.
• Manage lease transactions and tenant relationships across a 3 million-square-foot portfolio of retail and office properties.
• Lead new lease and renewal transactions from initial negotiations through execution, including LOI negotiations, lease drafting, and transaction coordination.
• Manage renewal pipelines, engaging tenants ahead of lease expirations to negotiate renewals and mitigate vacancy risk.
• Draft and negotiate lease renewals, amendments, extensions, and modifications to maximize occupancy.
• Work directly with the CEO to advance leasing initiatives and support portfolio occupancy and revenue objectives.

Position Type: Full-Time (Competitive Base Salary + Performance/Leasing Incentives)

Key Responsibilities:

• Market vacant space and sourcing qualified local, regional, and national tenants.
• Negotiate LOIs and leases on behalf of ownership.
• Conduct market research, rental comps, and site analyses to inform pricing and strategy
• Execute asset-level leasing strategies to maximize occupancy and NOI.
• Partner with property management and ownership on tenant retention and deal execution.
• Manage lease transactions and tenant relationships across a 3 million-square-foot portfolio of retail and office properties, serving as a primary point of contact for prospective and existing tenants.
• Lead new lease and renewal transactions from initial negotiations through execution, including LOI negotiations, lease drafting, and transaction coordination.
• Manage renewal pipelines, proactively engaging tenants ahead of lease expirations to negotiate renewals, mitigate vacancy risk, and support tenant retention goals.
• Draft and negotiate lease renewals, amendments, extensions, and modifications to maximize occupancy and drive long-term portfolio performance.
• Work directly with the CEO to advance leasing initiatives, structure transactions, and support portfolio occupancy and revenue objectives.

Experience:

• 3–5+ years of direct commercial real estate leasing experience, looking for a proven track record focused on shopping centers, retail plazas, or NNN retail space
• The client will also consider commercial warehouse experience in place of retail experience and will train on retail if the commercial warehouse experience is there
• Market Knowledge: Deep familiarity with the Greater Jacksonville and North Florida retail landscape, demographic trends, and local business networks.
• Lease Structuring Expertise: Strong working knowledge of commercial lease mechanics, including Triple Net (NNN) leases, Base Rent schedules, CAM reconciliations, TI (Tenant Improvement) allowances, and exclusivity covenants.
• Industry Tools: Proficient with commercial tools including CoStar, LoopNet, Crexi, and CRE software/CRMs (Yardi experience is a plus).
• Soft Skills: Exceptional negotiation ability, relentless prospecting drive, polished professional communication, and a team-first mindset.
