Job summary

C&W Services is seeking a Facility Manager in Boston to direct daily operations for Class A and mixed-use assets. You will mentor engineers and tradespeople, drive preventive maintenance, energy efficiency, and sustainability initiatives while managing projects from planning to execution and ensuring safety, schedule, and budget adherence.

Qualifications

• Three to five years of Facility Management experience in a high rise building preferred.
• Excellent verbal and written communication skills and the ability to interact effectively at all levels.
• Experience with Desigo & Siemens preferred.
• Must observe and comply with all standard safety codes and practice, and perform work in accordance with recognized trade and C&W Services standards.
• Must be capable of reading and interpreting plans, specifications, and operational manuals associated with his/her work.
• Must be proficient with the use of a computer.
• Must be quality-focused and customer service oriented.
• Must have prior supervisory/management experience.

Responsibilities

Job description

• The Facility Manager will assist with directing daily operations, maintenance, and optimization of critical building systems across Class A and mixed-use assets. Working along side the engineering management team, they will lead and mentor a high-performing team of engineers and tradespeople, fostering continuous workforce development. By taking complete ownership of facilities and projects, the Facility Manager proactively drives preventive maintenance, energy efficiency, and sustainability initiatives. They will help oversee all aspects of engineering projects from planning through execution ensuring work meets safety, timeline, and budget standards while delivering exceptional customer service and clear communication to the customer”

Essential Functions

• Provide day-to-day supervision of engineering staff’s daily activities, must have an in-depth knowledge of building systems and how they operate.
• Use past building operational experience to build, develop and lead a highly successful and skilled engineering team.
• Provide technical assistance and direction to the engineering staff and assist in the technical training and upgrading of skills of less qualified staff.
• Responsible for overseeing the operation and maintenance of all building systems including but not limited to HVAC, water treatment program, electrical, lighting, plumbing, elevator, building/energy and management systems, ensuring all systems are maintained in first class condition.
• Conduct periodic inspection and audits to confirm compliance with operations and maintenance programs including service call programs, preventative maintenance, loss control prevention activities, safety programs, hazardous materials, OSHA compliance, water treatment and record keeping.
• Ensure compliance of all code required testing and maintenance of building systems, including NFPA 92, ASHRAE 188, ACM O&M requirements and Boston Properties Arc Flash policy.
• Ensure that maintenance work orders are completed and in a timely manner.
• Coordinate weekly trade meetings, as well as monthly department meetings to reconcile the maintenance requirements of individual areas so that facility maintenance needs are met.
• Ensures that all work performed under his/her supervision is done in a timely and cost-effective manner according to the applicable codes.
• Use building systems such as Siemens & BCM BMS and Angus Anywhere to maximize the available technology, systems, and programs to operate in the most efficiently and effectively manner.
• Provides the customer with cost savings initiatives for review and approval.
• Ensure that environmental policy and procedures are being adhered to within the facility.
• Ensure safety and comfort of tenants daily, while actively using Angus tenant request data to reduce tenant work orders and eliminate recurring problems.
• Follow up with customers to ensure that all service requests are completed to their satisfaction.
• Ensure preventative maintenance is being scheduled and performed in a planned and effective manner.
• Ensure compliance with regionally directed or client directed procurement programs, and process PO’s and invoices; maintain tracking mechanisms of all expenses.
• Assist in reviewing and engineering, with the customer representative(s), any plans or specifications for additional maintenance, construction and renovations.
• Assist the manager in implementation of corporate and/or regional initiatives.
• Assist manager in maintaining a safe facility by training the staff on life safety systems and emergency procedures and programs per CW Services programs.
• Ensures that all facilities under his/her responsibility are safe and comply with all Federal, State and Local Laws.
• Oversee various construction projects and confirm all work meets building standards and codes.
