Responsibilities
- Ensure successful construction of units as defined in customers sales
- Understand and absorb all specifications within the selection sheets and drawings
- Develop and maintain schedules for sitework and project
- Identify unresolved design issues sufficiently in advance to allow time for proper resolution
- Communicate with the City Inspector and ensure all inspection requirements are met
- Be a team player with Project Manager willing to tackle any challenges
- Have plans and specifications available at all times
- Maintain plans and specifications current at all times
Attire
- Hard hat to be worn daily
- Khaki pants preferred, but jeans without rips or stains are acceptable
- Steel toe shoes/boots are required, puncture proof and steel toe is preferred
- Safety vest to be worn daily
- Tape measure available at all times
Construction Duties
- Order materials in accordance with the plans and specifications
- Perform footer and foundation wall checks to ensure dimensions and options are adhered to daily
- Conduct daily project/jobsite walks with a tape measure to ensure compliance with plans and specifications
- Perform a framing dimension check of all framed projects by indicating exact measurements on Unit Framing Sheets
- Develop and maintain a framing checklist to be used immediately prior to the close-in
- Complete framing checklist on each unit and ensure all items are checked off
- Label all door openings, flooring types, and cabinet layouts during the framing phase
- Order and schedule all unit finishes such as millwork, flooring, painting, and trim
- Develop and maintain finishing and walk-through inspection processes
- Perform quantity takeoffs for trim, millwork, siding, and stone deliveries
- Confirm accurate quantities and sign off on tickets upon delivery
- Inspect the work of each finish trade to ensure quality and compliance with the Scope of Work manual
- Maintain a list of items needing correction in units and ensure corrections are made
- Coordinate the work and quality of plumber, electrician, and HVAC
- Inspect progress of each unit and walk each room daily
- Lock up the job site at the end of each day and ensure site security
- Keep the job site clean and organized
- Coordinate receiving, unloading, and storage of materials
- Control costs to ensure effective use of resources
- Record daily job site logs including pictures and man hours
Pre and Post Occupancy
- Perform final inspection, walkthrough, and post-occupancy customer service for each unit
- Record as-built details for future reference
- Conduct a Pre-Occupancy Demonstration including warranty and maintenance reviews
- Photograph all areas of the home including appliances' serial and model numbers after final sign-off
