Job summary

Providence Development Services in Carmel, Indiana, seeks a senior leader to lead the development program from site control through approvals and construction readiness. You will build a small owner team and personally manage the work moving projects toward an investment decision, reporting to the President.

This role requires at least 12 years of experience in industrial, infrastructure or complex real estate development, with a track record of delivering diligence, permits and budgets.

• Recruit the development team and delegate responsibilities as funded workload grows.
• Ability to meet the work-location and travel requirements.

Providence Development Services supports large-scale industrial and infrastructure development. Our owner team coordinates land, design, utilities, commercial requirements and delivery partners to turn complex development plans into executable projects.

The role

Lead the development program from site control and diligence through approvals, commercial alignment and construction readiness. Build a small owner team while personally managing the work that moves projects toward an investment decision. Reports to the President.

Responsibilities

• Set the development strategy, stage gates and decision criteria for each campus and phase.
• Personally lead land, diligence, entitlement and consultant work until the campus team is established.
• Coordinate design, energy, utilities and customer requirements into one feasible development plan.
• Resolve scope gaps, commercial dependencies and permitting risks with advisers and delivery leaders.
• Present investment recommendations, development budgets and funding priorities to the President.
• Recruit the development team and delegate responsibilities as funded workload grows.
• At least 12 years of relevant experience in industrial, infrastructure or complex real estate development, or a demonstrably equivalent record of responsibility and results.
• Personally led a complex development through diligence, approvals and readiness for construction.
• Managed owner budgets, consultant scopes and land or infrastructure negotiations.
• Led multidisciplinary teams while retaining direct responsibility for deliverables.
• Relevant education, technical training or equivalent practical experience sufficient to perform the role.
• Ability to meet the role’s work-location and travel requirements, with reasonable accommodation where applicable.

Preferred qualifications

• Experience with hyperscale data centers, large industrial campuses, power-intensive facilities or phased infrastructure.
• Experience building a development function and evaluating multiple sites.
• Experience with campuses requiring onsite generation/microgrids.

Initial priorities

• Establish the development decision register, accountable owners and approval sequence.
• Resolve the highest-risk land, permit, infrastructure and design dependencies.
• Present a funded staffing plan and measurable next-stage readiness criteria.

Work arrangement

Carmel, Indiana, with regular office collaboration and project travel. Start timing will be discussed during the recruiting process.
