Job summary

The Springs Living, LLC is seeking a strategic, senior leader to serve as Vice President of Facilities & Capital Improvements in Beaverton, Oregon. This role steers the organization’s physical assets during growth, acquisitions, and portfolio expansion with a focus on quality, safety, and hospitality.

You will lead a cross-functional team, set capital strategy, and align asset plans with long-term financial performance across multiple communities.

Qualifications

  • Bachelor’s degree in Engineering, Construction Management, Facilities Management, or related field (Master’s preferred)
  • 10+ years of senior leadership experience in facilities, capital projects, or real estate operations within senior living, healthcare, hospitality, or other multi-site environments
  • Proven success supporting acquisitions, portfolio growth, and/or new development
  • Strong financial acumen with experience managing large capital budgets and long-range planning
  • Deep knowledge of building systems, life safety codes, and regulatory environments
  • Experience managing real estate or facilities portfolios exceeding $1B in asset value

Responsibilities

  • Develop a portfolio-wide facilities and capital strategy that supports acquisitions, new development, and long-term asset preservation
  • Lead the physical asset lifecycle, balancing reinvestment in existing communities with growth deployment of capital
  • Partner with Development, Finance, Operations, and Executive Leadership to align capital planning with growth priorities, underwriting assumptions, and operational realities
  • Act as a cultural ambassador, ensuring facilities decisions reinforce organizational values and brand standards across legacy and newly acquired communities
  • Build and develop a high-performing facilities leadership team
  • Foster cultural connectedness among facilities leaders and on-site teams
  • Create clear expectations, development pathways, and accountability structures for facilities professionals
  • Champion ownership, collaboration, and pride in the physical environment
  • Lead multi-year capital planning and budgeting prioritizing safety, compliance, and asset longevity
  • Implement standardized asset lifecycle management including roofs, HVAC, building envelopes, and major systems
  • Ensure renovations and repositionings are efficient and minimize disruption to residents and operations
  • Balance near-term financial performance with long-term asset health and replacement planning
  • Develop 10-year capital plans for each facility with projected cash needs for debt financing
  • Provide executive oversight of facilities operations across a growing, geographically diverse portfolio
  • Establish preventive maintenance standards, performance metrics, and reporting
  • Develop a reporting platform for stakeholders to understand status of standards and metrics
  • Ensure communities are safe, well-maintained, and reflect hospitality levels
  • Support community leadership with responsive facilities expertise
  • Lead facilities due diligence for acquisitions and post-acquisition integration
  • Support new construction and development projects to ensure durability and operating efficiency
  • Negotiate and manage vendor and contractor relationships
  • Provide transparent reporting on capital spend, risks, and asset performance
  • Ensure ongoing compliance with life safety codes, licensing requirements, and regulatory standards
  • Lead readiness for surveys, inspections, and audits
  • Partner with Risk Management to reduce incidents and strengthen safety culture
