The Springs Living, LLC is seeking a Director of Construction to lead the capital program across its Oregon communities. You will set construction standards, manage budgets, schedules, risk, and collaborate with operations, architects, and vendors.

This on-site role requires strong leadership of Project Managers and partners to deliver safe, on-time projects that meet quality expectations and long-term asset goals.

Qualifications

• Bachelor's degree in a related field or equivalent experience.
• 7+ years of progressive construction management experience.
• Ability to read and interpret complex blueprints, construction documents, and contracts.
• Experience with insurance claims and construction defect resolution preferred.
• Certifications such as CCM or PMP preferred but not required.

Responsabilités

• Lead the organization's capital construction and renovation program on time and within budget.
• Establish and maintain construction standards, cost estimating methods, and project processes.
• Provide leadership to Project Managers, contractors, consultants, and partners.
• Manage budgets, schedules, contracts, procurement, and subcontractor relationships.
• Collaborate with Operations, community leadership, architects, designers, vendors, and stakeholders.
• Escalate and resolve complex, high-risk, or underperforming projects; drive resolutions.
• Develop portfolio-level reporting and identify opportunities for improvement.
• Maintain relationships with external partners, regulators, and vendors; ensure compliance.
• Oversee risk management activities including insurance claims and defect remediation.
• Monitor risks, budgets, schedules, and performance to maximize asset value.
