Job summary

Milrose Consultants, LLC is seeking a Project Manager for Certificate of Occupancy in New York City. You will manage the full lifecycle of C of O projects, serving as the primary contact for clients, consultants, and internal teams to ensure occupancy milestones are met.

You will coordinate with architects, engineers, contractors, and municipal agencies, review documentation, and monitor schedules to ensure timely completion while maintaining Milrose's high client-service standards.

Qualifications

• Bachelor's degree or equivalent experience in a related field.
• Strong understanding of regulatory approval processes and project coordination.
• Ability to manage multiple projects with deadlines and stakeholder expectations.
• Excellent written, verbal, and interpersonal communication skills.
• Proficiency in Microsoft Office Suite and ability to navigate municipal portals.

Responsibilities

• Serve as primary point of contact for assigned clients, providing updates on status, approvals, inspections, and occupancy milestones.
• Manage projects through issuance of Temporary and Final Certificates of Occupancy.
• Coordinate with architects, engineers, contractors, ownership teams, and municipal agencies.
• Review documentation to identify outstanding requirements for occupancy objectives.
• Monitor schedules, milestones, inspections, sign-offs, and agency approvals to ensure timely completion.
• Research regulatory requirements and communicate obligations to clients and stakeholders.
• Track agency comments, objections, and requests through resolution.
• Review project submissions for completeness before filing with agencies.
• Maintain accurate project records and generate status reports and meeting summaries.
• Identify risks and compliance concerns, escalating as needed.
