Job summary

Home Encounter HECM, LLC is seeking an experienced HOA Property Inspector to perform monthly asset inspections, manage contractor performance, and solicit maintenance proposals. You will help maintain community facilities and ensure ADA compliance while coordinating with the District Manager and CAM.

The role emphasizes accurate record-keeping, independent work, and effective communication with homeowners and board members in a fast-paced environment.

Qualifications

• High school diploma or equivalent required; additional education preferred.
• Experience in property inspections or HOA management preferred.
• Strong understanding of HOA governing documents, CC&Rs, and applicable laws.
• Excellent verbal and written communication with homeowners, board members and external stakeholders.
• Detail-oriented with ability to maintain accurate records and documentation.
• Ability to work independently and prioritize tasks in a fast-paced environment.
• Proficiency in using technology for documentation and communication purposes.

Responsibilities

• Monthly inspection of all assets with detailed reports.
• Contractor performance management.
• Soliciting contractor proposals for maintenance work.
• Community asset management including maintenance needs for lakes, roadways, lighting, sidewalks, fences, boardwalks, storm water system, and guard house.
• Ensure facilities are ADA compliant and properly maintained.
• Monitor preserves for exotic/nuisance vegetation; report findings.
• Follow up on board concerns such as wildlife and exotic plant intrusion.
• Work directly with District Manager or CAM; on-site inspections and vendor meetings.
• Visual inspection of the storm water management system; adjust fountain clocks for daylight savings.
• Respond to complaints about ponds, fountains, aerator units, storm water system and other common areas.
• Maintain customer relations with residents and assist with concerns.
• Annual Lake Bank Erosion Evaluation and Annual Sidewalk Safety Evaluation.

Job description

• Monthly inspection of all assets. Monthly detailed report provided after each inspection.
• Contractor performance management.
• Soliciting contractor proposals for maintenance work.
• Community asset management including identification of maintenance needs for items such as lakes, roadways, street lighting, sidewalks, fences, boardwalks, storm water management system, guard house.
• Insure that community facilities are ADA compliant and proper maintenance is being performed.
• Monitoring of Preserves for exotic / nuisance vegetation. Findings are reported to your preserve maintenance contractor.
• Follow up on Board concerns such as wildlife issues and exotic plant intrusion.
• Work directly with your District Manager or CAM.
• On-site inspection, vendor meetings and pre-construction meetings as needed.
• Visual inspection of your storm water management system.
• Clock adjustments for fountain and aerator units. Includes adjusting clocks for daylight savings.
• Complaint response to concerns with the ponds, fountains, aerator units, storm water management system, sidewalks, preserves, street lights, landscape lighting, roadways and other common areas.
• Customer relations with residents. Assisting with community complaints and concerns.
• Annual Lake Bank Erosion Evaluation.
• Annual Sidewalk Safety Evaluation.

Qualifications

• High school diploma or equivalent; additional education or certification in property management, real estate, or related fields preferred.
• Experience in property inspections, homeowners’ association management, or related roles preferred.
• Strong understanding of HOA governing documents, CC&Rs, and applicable laws and regulations preferred.
• Excellent communication skills, both verbal and written, with the ability to effectively interact with homeowners, board members, and external stakeholders.
• Detail-oriented and capable of maintaining accurate records and documentation.
• Ability to work independently and prioritize tasks in a fast-paced environment.
• Proficiency in using technology for documentation and communication purposes.
