Job summary

ZRS Management LLC seeks a Maintenance Technician to support residents with skilled maintenance of plumbing, electrical, HVAC, appliances, and building systems. You will work with the Maintenance Supervisor to ensure timely, high-quality service.

Responsibilities include apartment turnover, common area upkeep, preventive maintenance, safety compliance, inventory updates, and maintaining a clean work site. Valid driver's license required; EPA cert preferred.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred.
• Certification must be obtained within 90 days of start date if required at a property.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion.
• Turnover maintenance includes installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.
