Job summary

Sterling Management, a leading REIT management firm, seeks a Project Manager in the Capital Projects Department to drive capital improvement strategies across a defined multifamily region. You will oversee contractors, manage budgets, and ensure projects meet quality and timeline goals while coordinating with leadership and portfolio teams.

Ideal candidates have strong budgeting, contracting, and vendor-management skills, plus experience in multifamily construction and a commitment to excellence

Qualifications

• High school diploma or GED required.
• Bachelor's degree preferred in construction management, business, or related field.
• Five+ years construction experience preferred or equivalent combination.

Responsibilities

• Prepare and manage project budgets, forecasts, and financial reports.
• Negotiate with vendors for favorable terms and pricing.
• Review and approve vendor invoices and contracts prior to payment.
• Monitor retainage, lien waivers, and warranties.
• Maintain project records, schedules, and financial reporting.
• Identify value engineering opportunities and operational efficiencies.
• Align projects with Sterling values in finance operations.
• Coordinate with property management and portfolio teams.
• Oversee contractor prequalification and contracts.
• Direct procurement strategies to secure best value.
• Manage full lifecycle of projects from start to finish.
• Identify and mitigate project risks.
• Develop and execute capital improvement strategies for assigned markets.
