Job summary

QTS Data Centers seeks a Predevelopment Project Manager to lead early-stage development for campus projects. You will coordinate with civil/enviro engineers, designers, consultants, and municipal staff to drive due diligence, permitting, and entitlements while maintaining schedules and budgets.

The role requires strong communication, cross-functional collaboration, and the ability to present updates to executives.

Qualifications

• In-depth knowledge of commercial real estate development processes including due diligence, entitlements, and permitting.
• Strong familiarity with zoning regulations and municipal approval processes.
• Ability to project budgets, forecast costs and support capital planning.
• Willingness to travel up to 25% of the time.

Responsibilities

• Lead due diligence, entitlements, and permitting for multiple campus projects.
• Create monthly updates and executive reviews on program status.
• Coordinate with design consultants, stakeholders, and contractors.
• Identify risks and mitigation strategies to protect timelines and budgets.
• Develop multi-phased campus development plans and budgets.
• Maintain and update campus master plans with reliable statistics.
• Draft scopes of work and manage vendor selection and contracting.
