Blue Door Living, LLC is seeking a Business Development Manager to drive growth by acquiring new property management clients and owning the full sales cycle, from prospecting to onboarding. You will lead marketing campaigns, manage LeadSimple CRM, and ensure a clean, active pipeline with consistent follow-ups.
Ideal candidates have 2+ years in sales or business development, a track record of hitting targets, and strong communication.
The Business Development Manager is responsible for growing Blue Door Living by winning new property management clients. You will own the full sales cycle, from prospecting and first contact through proposal, close, and a clean handoff to operations for onboarding. Beyond direct sales, you will run our marketing campaigns and own our CRM, LeadSimple, end to end, keeping the pipeline accurate and every lead followed up. This role exists to bring in doors: more owners, more units, and the right kind of clients who fit how we work. We are counting on you to be the engine of the company growth.
You should be a self-starter who is comfortable picking up the phone, building relationships, and asking for the business. The role calls for persistence, strong communication, organization, and the discipline to keep a CRM clean and a pipeline moving. You will establish credibility with property owners, represent Blue Door Living honestly, and uphold the mission, vision, and values of the company. A working knowledge of property management, or the ability to learn it quickly, is essential.
Blue Door Living is a property management firm that manages more than 900+ residential units across southern New Hampshire, including Manchester, Nashua, Concord, and the Seacoast. We manage a growing portfolio on behalf of property owners who rely on us for accurate accounting, quick leasing, responsive maintenance, and a great experience for their residents. We are hiring a Business Development Manager who will carry those values into how we grow.
Reports to: Principal Broker (Ryan Weiss)
Owns: The sales pipeline, marketing campaigns, and the CRM (LeadSimple)
Works alongside: The Operations Manager, the Property Management team, and the Maintenance team
Other duties may be assigned as the needs of the business change.
Success in this role is measured by growth: more of the right clients and units under management, won efficiently and onboarded smoothly.
This is a full-time position paid as a base salary plus uncapped commission tied to the new management contracts and units you sign. The expected schedule is Monday through Friday during normal business hours, Eastern Time, with flexibility for networking events and owner meetings.
Pay: A base salary of $45,000 to $55,000 per year depending on experience, plus uncapped commission on new business.
Commission: You earn $200 for every new unit you bring under Blue Door Living management that stays under management for at least six full months. A unit qualifies and half the commission ($100) is paid out once it is under a signed property management agreement (PMA) and live in our property management software. The second half of the commission is paid out after that unit completes its sixth full month of management. Commission is uncapped, so the more qualifying units you sign, the more you earn. Units that leave management before the six-month mark, for any reason, do not qualify.
On-Target Earnings: Based on our previous growth rates and total addressable market we expect someone in this role to earn between $65,000 to $100,000+ per year if they hit their sales goals. Our previous year growth rates were:
2023: +161 units under management ($32,200 commission)
2024: +104 units under management ($20,800 commission)
2025: +147 units under management ($29,400 commission)

Health, dental, and vision: a tax-free monthly healthcare allowance through an Individual Coverage Health Reimbursement Arrangement (ICHRA), administered through Thatch. Blue Door Living funds a flat $100 per month, which you use on the Thatch platform to choose your own individual health, dental, and vision plans, with any unused funds available for qualified out-of-pocket medical expenses. Eligibility begins after a 90-day waiting period.
Retirement: a 401(k) through Guideline, integrated with Gusto, with both traditional and Roth options, available after the 90-day probationary period.
Paid time off: 15 days of PTO per year, accrued pro‑rata, usable for vacation, sick days, or personal reasons. Accrual begins after the 90-day probationary period.
Paid holidays: 11 per year, including New Year's Day, Martin Luther King Jr. Day, Memorial Day, Independence Day, Labor Day, Veterans' Day, Thanksgiving Day, the day after Thanksgiving, Christmas Eve, Christmas Day, and New Year's Eve.
Equipment and apparel: a company computer and the technology you need to do the job, plus company apparel.
New hires complete a 90-day probationary period, with a performance review at the end where compensation is reviewed. Annual performance reviews follow each year, and wage increases are considered as part of that process and as job responsibilities grow.

In the event your employment terminates with Blue Door Living, LLC voluntarily or involuntarily, with or without cause, you will no longer be eligible to receive any future bonuses, commissions, and/or other payments. In addition, please note that in accordance with Federal Law, you will be asked to provide documentation confirming your eligibility to work in the United States. Please bring proper documentation with you on your first day of work. Your continued employment is contingent upon providing Blue Door Living, LLC with this and other required documentation which may include a satisfactory result of a background check.
This position is contingent upon receipt of a satisfactory background check, signature of the employee handbook, and signature of the restrictive covenants agreement. Continued employment is contingent upon you maintaining a valid driver's license and continuing to have personal transportation.
