Job summary

Millennia-Housing-Management- seeks a Building Facilities Maintenance Technician to oversee operational integrity of building systems at Key Tower in Cleveland. You will perform preventive maintenance, diagnostics, and inspections across HVAC, electrical, plumbing, mechanical, and life-safety systems, coordinating with management and contractors to ensure safety and tenant satisfaction.

Qualifications

• High school diploma or equivalent.
• Trade school Certificate or Associate’s Degree.
• Certifications or certificates of training completion in multiple areas or products.
• Utilizes advanced troubleshooting tools and understands temperature and flow instrumentation.
• Knowledge and proper use of basic and advanced hand tools.
• Understanding blueprints and schematics is a plus.
• Communicate effectively both verbally and in writing.
• Maintain calm demeanor in emergency situations.
• EPA CFC Universal Certification Technician, Refrigeration, BAS, or an advanced education certificate preferred.
• Computer skills are necessary to utilize the BAS.
• Written and verbal communication skills to explain situations in work orders.
• Electrical fundamentals for lighting, VFDs, Pumps, Motors; multi-meter skills.

Responsibilities

• Perform work order and preventive maintenance repairs on mechanical, electrical, plumbing and HVAC systems.
• Coordinate, perform, and oversee carpentry and painting requests.
• Adjust HVAC central plant and controls to maintain building standards.
• Preplan by adjusting HVAC settings for weather or events.
• Perform plumbing repairs and diagnose plumbing problems.
• Maintain operation logs, records, and files; identify abnormalities.
• Complete work orders and PM inspections.
• Familiarity with pneumatic controls and electric VAV boxes is a plus.
• Provide detailed work descriptions for work orders and PMs in the CMMS.
• Know emergency procedures including standby power and fire alarm systems.
• Participate in required training and follow safety policies.
• Follow procedures for safe operation and storage of tools and machines; audit inventories.
• Identify unsafe procedures and report them.
• Snow removal support as needed.
