Job summary

Qualifications

Responsibilities

  • Perform work orders and preventive maintenance on HVAC, electrical, plumbing and mechanical systems.
  • Oversee carpentry and painting requests to high quality standards.
  • Adjust HVAC settings and controls to maintain building standards and energy efficiency.
  • Maintain operation logs and PM/work order documentation in CMMS.
  • Familiar with fire alarm procedures and standby power operations.

Position Overview

The Building Facilities Maintenance Technician is tasked with the critical oversight of operational integrity across all building systems within a commercial property. This role necessitates the execution of preventive maintenance protocols, diagnostic repairs, and comprehensive inspections for HVAC, electrical, plumbing, mechanical, and life safety systems. The Building Maintenance Technician collaborates closely with property management teams and subcontractors to optimize building performance, enhance tenant satisfaction, and ensure adherence to safety regulations and operational standard.

Job Duties
  • Perform work order and preventive maintenance repairs on all mechanical, electrical, plumbing and HVAC systems. Systems may include any inputs and outputs linked to the BAS system, Chiller central plant, cooling tower, AHU’s Pumps, Motors, Valves, etc.
  • Coordinate, perform, and oversee carpentry and painting requests ensuring those projects are performed at a high level of quality to ensure expectations are met.
  • Make adjusts and changes to HVAC central plant and controls and related equipment to maintain building standards, along with the operations of the building chiller plant.
  • Preplan by adjusting the HVAC settings to counteract extreme weather conditions or special events.
  • Perform plumbing repairs and or diagnose plumbing problems
  • Maintain operation logs, record keeping, documentation and files. Identify and correct any abnormalities.
  • Work order completion, Preventive Maintenance Inspections, Work order management as required.
  • Familiarity with pneumatic controls and electric VAV boxes is a plus.
  • Provide accurate and full detailed work descriptions for all work orders and PM’s within the CMMS work order system.
  • Understanding all property emergency procedures including standby power and fire alarm and be familiar with the duties and responsibilities of the fire and emergency rescue teams.
  • Actively participate in required training
  • Follow company and department safety and security policies and procedures to promote a clean, safe, and secure environment.
  • Follow policies and procedures for the safe operation and storage of tools, equipment, and machines. Perform audits of tool inventories.
  • Identify and correct unsafe work procedures or conditions and/or report them to management and security/safety personnel.
  • Snow removal support as needed
  • Additional duties as assigned.

Required Skills & Qualifications
  • High school diploma or equivalent.
  • Trade school Certificate or Associate’s Degree
  • Certifications or certificates of training completion in multiple areas or products
  • Utilizes advanced troubleshooting tools and understands temperature and flow instrumentation.
  • Knowledge and proper use of basic and advanced hand tools.
  • Understanding blueprints and schematics is a plus.
  • Communicate effectively both verbally and in writing
  • Maintain calm demeanor in emergency situations
  • EPA CFC Universal Certification Technician, Refrigeration, Building Automation BAS, or an advanced education certificate preferred.
  • Computer skills are necessary to utilize the BAS.
  • Written and verbal communication skills to be able to explain situations within a work order and or inspection report.
  • Electrical fundamentals to understand lighting, VFDs, Pumps Motors, above average experience of multimeter skills and troubleshooting
  • Cooling tower general knowledge of the basics, semi annual and annual requirements for cleanings and treatments.
  • Energy Star and or LEED comprehension and applicable techniques
  • Remote building support is rare but may require supportive roles in emergencies.
  • May be heavily involved and require new certifications in a new chiller plant, cooling tower, and or domestic water system.
