Job summary

Hines is seeking a Utility Engineer to support operation and maintenance of building systems across properties, focusing on HVAC, pumps, boilers and related equipment. You will assist with preventive maintenance, repairs, and life safety program participation, while coordinating with tenants and contractors.

Ideal candidates will have a high school diploma and basic computer skills, with preference for related certifications and prior building engineering experience.

Qualifications

• High school diploma or equivalent from an accredited institution.
• One year of related experience is preferred.
• Related trade certifications preferred.
• Continually develop building engineering and related knowledge.
• Interact with employees, visitors and contractors with poise and diplomacy.
• Develop sufficient computer skills to effectively administer required engineering programs.
• Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.
• Understand correct usage of hand/power tools.
• Compute basic mathematical equations.
• Communicate effectively both verbally and in writing.
• Maintain calm demeanor in emergency situations.
• Understand and apply correct usage of all personal safety equipment.
• Work indoors approximately 80% of the time and outdoors approximately 20% of the time.
• Use olfactory, auditory, and visual senses.
• Work standing all day.
• Ability to lift 25 lbs. or more.
• Climb up and down stairs and ladders.
• Access remote work areas and confined spaces (i.e., crawl spaces, roofs).
• Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting).
• Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.
• Work overtime as business needs deem appropriate.

Responsibilities

• Assist with the operation and maintenance of building systems and equipment.
• Perform preventive maintenance and repairs on mechanical, electrical, plumbing and HVAC systems.
• Make adjustments to HVAC equipment to maintain operating criteria.
• Perform general repairs and replacements of building components.
• Participate in water treatment chemical programs.
• Maintain operation logs and files for plant operations and inspections.
• Provide prompt response to tenant requests.
• Maintain professional relations with contractors and tenants.
• Establish cooperative relations with the operations staff.
• Participate in emergency procedures including evacuations and life safety system alarms.
• Develop understanding and usage of fire alarm and life safety systems.
• Adhere to policies and perform duties safely.
• Participate in required training activities and seminars.
