Job summary

Hines is seeking an Operations Engineer to operate and maintain building systems. You will perform preventative maintenance on HVAC and related equipment, troubleshoot failures, and supervise maintenance work as needed to ensure continuous operations.

Candidates should have a high school diploma, 2+ years HVAC experience, and the ability to work varying shifts. EPA and Boiler Operator permits may be required within six months of hire where applicable.

Qualifications

• High school diploma or equivalent from an accredited institution.
• Two years commercial HVAC or related experience.
• Interact with employees, visitors, and contractors with poise and diplomacy.
• Understand policies and procedures of the company and of the assigned property.
• Successful completion of the Hines “Engineering Training” program phase for the Building Engineer position.
• Display proficiency in two or more categories of the Engineering Assessment Guidelines and possess ability to provide training.
• Proficient in computer skills to administer and implement changing requirements within engineering programs.
• Read and understand manuals and instructions.
• Read and use testing equipment including meters and leak detectors.
• Know and use basic hand tools and power tools.
• Understand safety equipment usage.
• Able to perform mathematical computations related to building operations.
• Communicate effectively, both verbally and written.
• Ability to obtain required city/state licenses within six months, when applicable.
• Shift work, overtime, and outdoor/indoor work requirements.

Responsibilities

• Perform preventative maintenance on mechanical, electrical, plumbing, and HVAC equipment.
• Troubleshoot operations failures and re-establish building services with minimal supervision.
• Supervise maintenance work as needed.
