Job summary

Jones Lang LaSalle (JLL) seeks an Operating Engineer in Rochester, MN to operate and maintain HVAC, electrical, plumbing, and mechanical systems across assigned facilities, ensuring comfort, safety and compliance.

The role requires 3–5 years of experience in large facilities, relevant licenses/certifications, and CMMS/BAS proficiency. Schedule is M-F 8–5; on-site role with no visa sponsorship. Compensation ranges from $60,800 to $77,272 annually.

Qualifications

• High school diploma or GED is required.
• 3–5 years of experience operating and maintaining commercial building systems in large facilities.
• Working knowledge of HVAC, electrical distribution, plumbing, BAS, and fire/life safety equipment.
• Ability to read blueprints, schematics, manuals, and building management interfaces.
• Strong troubleshooting skills and ability to diagnose issues and take corrective actions.
• Physical ability to climb ladders, work in confined spaces, lift up to 50 lbs, and stand/walk for long periods.

Responsibilities

• Operate, monitor, and maintain HVAC systems, boilers, chillers, pumps, and related equipment to ensure optimal performance.
• Perform routine inspections, preventive maintenance, and minor repairs on building systems including electrical, plumbing, and life-safety.
• Respond to service requests, troubleshoot malfunctions, and coordinate with vendors for specialized repairs.
• Document equipment performance and maintenance in CMMS; maintain logs.
• Conduct daily rounds to ensure proper operation and cleanliness of spaces.
• Assist energy management by monitoring consumption and implementing efficiency measures.
• Support after-hours on-call responses for critical system issues.
