Job summary

JLL is seeking an Operating Engineer to expertly operate, maintain, and repair critical facility equipment and systems on-site in St. Louis, MO. The role demands proficiency in electrical, HVAC, plumbing, or central utility plant operations with a multi-skilled approach to support diverse building systems.

You will manage preventative maintenance programs, monitor readings, and coordinate with vendors to ensure safety, quality, and efficiency while upholding JLL’s high standard of client service.

Qualifications

• Technical expertise in at least one craft area: Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations.
• Multi-skilled capabilities across various building systems and equipment types.
• Experience with facility services, preventative maintenance, and inventory control processes.
• Knowledge of safety protocols for hazardous material storage, usage, and disposal.
• Ability to troubleshoot and repair complex mechanical and electrical systems.
• Understanding of quality control processes and vendor management.
• Capability to work independently and complete daily/weekly work assignments effectively.

Responsibilities

• Perform maintenance, monitoring, and repairs on mechanical, plumbing, structural, furniture, fire, life safety, and control systems to maintain facility standards.
• Execute preventative maintenance programs including cleaning, inspecting, calibrating, and replacing parts to optimize HVAC systems and associated equipment performance.
• Record equipment readings and make necessary adjustments to ensure proper operation of all facility systems.
• Review monthly client service request summaries to identify and resolve recurrent operational problems.
• Monitor and evaluate vendor and supplier performance regarding quality standards and competitive pricing.
• Verify accuracy of deliveries including count, pricing, and product descriptions.
• Conduct periodic checks of tool and instrument inventory to ensure operational readiness.
