GAP Solutions, Inc. seeks a Building Manager for NIH Bethesda Campus Building 50, a biomedical research facility.

You will oversee tenant spaces, document repairs, coordinate with the Office of Research Facilities and service providers, and lead improvements across systems and spaces. You will collaborate with scientists, administrators, contractors, and facilities teams to ensure safe, compliant, and efficient operations, with emphasis on proactive maintenance and strong stakeholder

Qualifications

  • Bachelor's degree or higher.
  • 3-5 years’ experience in architecture, engineering, construction, project management or facilities management.
  • Experience managing biomedical research facilities is preferred.
  • Understanding of building systems and laboratory operations.

Responsibilities

  • Oversee tenant spaces and ensure condition, usability and appearance of the property.
  • Document repairs, improvements, and deficiencies; coordinate with service providers.
  • Lead tenant input collection, track maintenance issues and plan repairs.
  • Contribute to annual capital improvement planning and project management for repairs.
  • Collaborate with NIH Office of Research Facilities and cross-occupant teams.

Job description

Position Objective:

The Building Manager will be responsible for all tenant spaces within building 50, a biomedical research laboratory building on the NIH’s Bethesda campus. Building 50, constructed in 2001, houses seven institutes across ~200,000 square feet of tenant space and is supported by ~240,000 of interstitial and facility MEP spaces. The Building Manager will serve as the primary point of contact for all tenant occupied spaces. The Building 50 Manager will document repairs, improvements, and deficiencies and will collaborate across occupants and the Office of Research Facilities (building owner) to optimize building operations.

The candidate will work closely with scientific and administrative occupants, facilities maintenance teams, external building-trade contractors, and various service providers to lead holistic building management solutions. Project types range from building wide systems upgrades to common space furniture, fixtures and equipment enhancements. The ideal candidate will build strong communities, seek information resourcefully, and communicate to all stakeholders clearly. The ideal candidate will also:

Duties and Responsibilities:
  • The Building Manager must take enormous pride in the physical condition, usability, and appearance of the entire property.
  • Ongoing building repair and improvement communications.
  • Bulk gas tank operations and management.
  • Prioritize tenant improvement projects by gathering tenant input, tracking trending maintenance issues, and documenting needed tenant space repairs.
  • Contribute to building oversight through monthly facilities coordination meetings.
  • Compile annual capital improvement plan in collaboration with the Office of Research Facilities.
  • Coordinate backup systems and share procedures across IC's - autoclaves, cold rooms, ice machines.
  • Assist the ORF Division of Facilities Operations and Management with project management for IC affected repairs (e.g. radiators, cold rooms, etc.)
  • Manage resolution for critical maintenance and operations tickets.
  • Regular facilities inspections for critical equipment and interstitial spaces.
  • Manage building occupant committee to gather input on short-term and long-term building improvements.
  • Collaborate with the NIH Division of Occupational Health and Safety for building safety.
Basic Qualifications:
  • Bachelor’s degree or higher.
  • 3-5 years’ experience in architecture, engineering, construction, project management or facilities management industries.
Preferred Qualifications:
  • Experience managing biomedical research facilities.
  • Understanding of building systems and laboratory operations.
  • Excellent communication skills; written, verbal and visual
  • Dynamic personality possessing a high level of interpersonal skills for effectively collaborating with all levels of the organization
  • Strong organizational skills and the ability to manage and prioritize a multitude of interdependent complex tasks and schedules
