Job summary

GAP Solutions Inc. seeks a Building Manager to oversee all tenant spaces in Building 50, a biomedical research laboratory complex on NIH's Bethesda campus. The role emphasizes safe operations, repairs coordination, and collaboration with occupants and ORF to optimize facilities.

The candidate will work with scientific staff, facilities teams, external contractors, and service providers to implement building-wide upgrades and improvements, maintaining high standards of safety and efficiency.

Qualifications

• Bachelor's degree or higher required.
• 3-5 years' experience in architecture, engineering, construction, project management or facilities management industries.
• Experience managing biomedical research facilities.
• Understanding of building systems and laboratory operations.
• Excellent written, verbal and visual communication skills.
• Dynamic, outgoing personality with strong interpersonal skills.
• Strong organizational skills with ability to manage multiple complex tasks and schedules.

Responsibilities

• Oversee overall condition, usability, and appearance of the property.
• Coordinate ongoing building repairs and improvements communications.
• Manage bulk gas tank operations.
• Manage liquid nitrogen cold storage room space, access, repairs.
• Prioritize tenant improvement projects based on tenant input and maintenance trends.
• Contribute to annual capital improvement planning with ORF.
• Coordinate backup systems and standard operating procedures for critical equipment.
• Support project management for repairs affecting ICs (e.g., radiators, cold rooms).
• Resolve critical maintenance and operations tickets and conduct regular inspections.
• Lead tenant occupant committee and collaborate with NIH safety offices.
