Job summary

Qualifications

• Minimum of three years as Building Superintendent or Maintenance Technician; supervision preferred.
• Ability to read and interpret procedures, work instructions and manuals.
• Able to write routine reports, inspections, and work orders.

Responsibilities

• Oversee daily building operations, maintenance and security to standards.
• Handle resident work orders and coordinate with assistants when needed.
• Investigate complaints and resolve problems following management rules.
• Perform routine maintenance/repairs in tenant units, common areas, and exterior.
• Replace and repair basic electrical, plumbing, carpentry, painting and drywall.
• Maintain inventory of materials and equipment; order supplies as needed.
• Document inspections and testing for fire suppression systems; monitor temperatures.
• Prepare vacant apartments for occupancy and conduct move-out inspections.
• Supervise contractors and repairs, ensuring compliance with company policies.
• Maintain cleanliness and safety in hallways, stairs, and public areas.
