We are seeking a full-time, Direct Hire Building Engineer for Class A office space in Raleigh, NC.
Responsibilities:
- Complete daily walk-throughs of the properties to check for items that require attention; either resolve these items or escalates the item to the Property Manager’s attention.
- Examines and troubleshoots mechanical issues on a daily basis, escalating to manager or vendor when necessary.
- Performs plumbing repairs, including repairing leaks in toilets and sinks, as well as unclogging toilets per request.
- Uses various commercial software programs, HVAC controls, work order management, card access system, email, and other tools related to engineering/maintenance involvement.
- Repairs and replaces light bulbs and performs other minor electrical work.
- Performs other miscellaneous duties as assigned.
- Develop PM procedures, schedules, testing and maintain logs.
- Supervises and oversee 3rd party vendor operations, including, scheduling and access and inspection for quality control.
- May be required to work overtime hours as needed.
Requirements:
- Must have at least five years of commercial office real estate maintenance experience and detailed knowledge of various building systems, including fire sprinklers, HVAC, generators and energy management systems.
- Must be able to communicate with tenants, vendors and co-workers in a friendly and professional manner.
- Must have basic computer and smart phone skills, with a willingness to learn new software programs as needed.
- Ability to lift weights of over 50 lbs. regularly.
