Job summary

City of New York, through the Department of Citywide Administrative Services (DCAS), seeks a qualified professional for Facilities Management & Construction’s Mechanical Maintenance and Operations. The role focuses on HVAC systems, DDC/ BAS controls, and energy-efficient operation across multiple city buildings.

Responsibilities include maintaining, inspecting, and repairing HVAC equipment and system controls while mentoring staff and updating schematics.

Qualifications

• Five years of full-time experience as a thermostat repairer within the last ten years.
• At least three years in thermostat repair or related field with relevant training; six months credit for each year of helper or apprenticeship experience.

Responsibilities

• Operate, inspect, test, service, and maintain HVAC and DDC controls.
• Perform preventative maintenance on pneumatic, electronic, mechanical, and DDC controllers, sensors, actuators and relays.
• Maintain pneumatic air compressors serving building controls.
• Ensure sequences of operation and energy retro-commissioning measures are met.
• Troubleshoot motor control equipment incl. VFDs, HOA switches, and controls.
• Collaborate with other trades to repair control system failures in HVAC systems.
• Update system schematics and create mechanical, pneumatic, and DDC schematics as needed.
• Use BAS to diagnose issues, set comfortable temps, and perform basic commissioning and diagnostics.
• Provide recommendations to revise building automation hardware/software and mechanical systems.
• Mentor and train mechanical workforce on BAS and DDC controls.
• Maintain inventory of parts and supplies for building automation and controls.
• Assist with repair of fire dampers to ensure proper airflow.
