Job summary

KW Property Management in Miami, FL is seeking a seasoned Property Manager to lead client associations, supervise on-site staff, and ensure properties operate in line with KWPM objectives.

You will prepare annual budgets, analyze monthly financial statements, maintain accurate records, and coordinate with boards, developers and vendors to deliver exceptional service and compliance with regulatory requirements.

Qualifications

• Must have strong customer service principles and practices.
• Ability to read, analyze, and interpret documents such as leases and regulations.
• Proficient with Microsoft Office applications.
• Florida CAM license and valid FL driver's license required.
• Ability to work flexible hours including nights and weekends.

Responsibilities

• Demonstrate a positive, professional, client‑oriented attitude with residents, owners, clients and the public.
• Act as primary coordinator on assigned properties to meet contractual obligations.
• Prepare annual budgets for the association.
• Analyze and distribute monthly financial statements and manage cash flow.
• Maintain complete property records and provide timely status reports.
• Supervise on‑site staff and ensure safety standards and teamwork.
• Lead cross‑department collaboration and chair meetings when needed.
• Stay informed on state statutes and client documents.
• Coordinate move‑in processes with new resident representatives.
• Engage in high‑quality, timely communication and document management.
• Manage contracts, COIs, licenses, and vendor performance.
• Maintain association communications, newsletters, and website updates.
• Process violations, work orders, and applications monthly.
• Monitor cash balances and support capital project funding.
• Keep maintenance logs and preventive maintenance manuals up to date.
