Job summary

KW Property Management and Consulting seeks a licensed Community Association Manager to lead a Garden Style condo community in Florida. The role focuses on coordinating with the Board, managing finances, and directing on-site staff to maintain quality and compliance with KWPM objectives.

Qualifications

• Must have strong working knowledge of customer service principles and practices.
• Ability to read, analyze, and interpret technical procedures, leases, regulations, or documents.
• Must be proficient in Microsoft Office Applications.
• Must have a Florida CAM license.
• Must have a valid FL Driver’s license.
• Ability to work flexible hours including nights/weekends.
• Must react quickly to emergency situations.
• Bi-lingual in English and Spanish may be required for some locations.

Responsibilities

• Act as primary coordinator to ensure all contractual management obligations are met or exceeded.
• Prepare annual budgets for the association.
• Analyze and distribute monthly financial statements and manage cash flow.
• Maintain complete property files and records, coordinating with headquarters on procedures.
• Provide timely, detailed status reports on all properties.
• Supervise on-site staff and ensure safety standards and teamwork.
• Lead coordination with the Board of Directors and developers.
• Prepare and present management reports, budgets, and project updates.
• Monitor contracts and obtain COIs and business licenses from vendors.
• Maintain association communications and document management systems.
