Qualifications

• High school diploma or equivalent.
• 3+ years janitorial/maintenance experience.
• Boiler operator license as required by state for on-site boilers.
• Valid driver's license and proof of insurance.
• Ability to communicate effectively in verbal and written formats.
• Adherence to safety rules and facility policies including OSHA and hazard communications.

Responsibilities

• Operates building equipment including HVAC and other fixed assets, performing routine maintenance.
• Completes non-routine repairs on equipment and performs apartment room turns as needed.
• Maintains supplies and reports procurement needs.
• Initiates compliance tasks such as fire drills and generator operations, logs activities.
• Provides training to new team members on assignments and schedules.
• Collaborates with contractors on upgrades, repairs, or new installations.
• Follows safety procedures and participates in safety training.
