Job summary

FirstService Residential in Florida is seeking a Maintenance Supervisor to manage the physical plant and lead maintenance staff for a high-rise property. You will coordinate preventive and corrective maintenance across carpentry, electrical, HVAC, plumbing and painting tasks to ensure safety and reliability.

Qualified candidates have 4+ years of high-rise supervisory experience, English and Spanish proficiency, and strong MS Office skills, with a focus on safety, teamwork and customer service.

Qualifications

• High school diploma or equivalency preferred.
• Must have at least 4 years’ experience as Maintenance Supervisor in High Rise, written and spoken English and Spanish.
• Must possess strong maintenance and repair skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing and electricity.
• 3 to 5 years general experience in building trades, repair and replacement maintenance or handy work.
• Computer literacy: Proficiency and working knowledge of Microsoft Office applications (Word, Excel, e-mail).
• Effective written and verbal communication skills; strong customer service orientation.

Responsibilities

• Maintains a safe and secure environment throughout the building(s).
• Supervises, trains and directs maintenance staff through work orders.
• Plans, monitors, and appraises job results, coaches, counsels and disciplines employees.
• Assesses repair needs and estimates time needed for repair.
• Monitors the functions of service contractors and building repair and maintenance contractors.
• Inventories and acquires maintenance supplies.
• Maintains disaster preparedness by identifying potential problems and developing response plans.
• Completes reports/work orders of repairs and updates records.
• On-call availability for emergencies and projects assigned by property manager.
• Schedules and assigns work responsibilities to employees to meet shift requirements.
• Requests materials, tools, and supplies needed for a job.
• Administrates preventive/reactive maintenance schedules.
• Records and evaluates preventive maintenance activities and programs.
• Oversees installation and preventative maintenance of equipment.
• Observes and evaluates corrective maintenance or repair on equipment.
• Trains employees to perform maintenance tasks and safety procedures.
