Job summary

NRP Investments LLC is seeking a Community Manager at Cora to lead daily property operations, drive occupancy, and deliver outstanding resident service under the Regional Property Manager.

You will oversee financial performance, leasing, marketing, and maintenance, coordinating the property team to maximize NOI while preserving assets and delivering a quality living environment for residents in a dynamic multi-family community.

Qualifications

• Oversee all financial performance of the property and work towards achieving budgeted NOI.
• Maximize cash flow at the property by increasing revenue and minimizing delinquencies.
• Ensure Yardi data accuracy in leasing activities, A/R cash receipts, A/P invoices and monthly close.
• Develop cost-saving strategies to reduce expenses.
• Create annual operating budget and business plan with Accounting team and Regional Property Manager.
• Review financial statements with the property accounting team.
• Prepare variance reports monthly.
• Analyze income, expenses, traffic, lease expirations, market rents, and delinquency trends.
• Recommend and oversee capital improvements and upgrades.
• Review bid summaries and ensure accurate invoicing for goods/services.
• Process delinquent residents per policy and handle legal filings when needed.

Responsibilities

• Leasing apartments, respond to inquiries, qualify applicants, show units and prepare move-in paperwork.
• Monitor rental activity, on-site sales, advertising plans and pricing strategies.
• Maintain knowledge of market rents and demographics to stay competitive.
• Evaluate monthly move-in/move-out status and renewal processes.
• Track weekly traffic sources and improve conversion rates.
• Ensure residents are on current Blue Moon lease terms and conditions.
• Comply with Fair Housing, Tax Compliance and occupancy guidelines.
