AIR Communities is seeking an Apartment Maintenance Manager for our Atlanta, GA community. You will oversee all maintenance operations, lead 1+ direct reports, manage vendor relationships, preventative maintenance, and resident service requests to keep the community in top condition.

You will drive safety, ensure compliance with AIR procedures, and balance budget with high-quality service. The position includes on-site responsibilities, potential for an apartment discount, and opportunities for

Qualifications

• At least 3 years of experience with technical maintenance and facilities management in the property management industry.
• 1-3 years of experience leading a team of people in customer service and asset maintenance.
• A reliable mode of transportation.
• Ability to work a flexible schedule including evenings, weekends, 7-day work weeks and on-call shifts.
• Comfort with physical activity and ability to move heavy equipment.
• Ability to read, write, and speak English.

Responsabilités

• Lead and develop a team of 1+ direct reports.
• Provide exemplary service to residents and team members.
• Manage all aspects of property maintenance including vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests.
• Communicate maintenance and capital needs to management and ensure they are addressed.
• Ensure compliance with AIR operating procedures, regulations, and safety requirements.
• Manage budget to maximize ROI while maintaining high quality and service.
