AIR Communities is seeking an Apartment Maintenance Manager for Farrington Midtown in Atlanta, GA. You will lead maintenance operations, oversee 1+ direct reports, and ensure timely, quality service to residents.

You’ll manage vendor relationships, preventive maintenance, apartment turns, and resident requests while coordinating with management. The role requires hands-on technical aptitude, strong organization, and a commitment to safety and budget discipline.

Qualifications

• Minimum of 3 years’ experience in technical maintenance and facilities management in property management.
• 1–3 years of experience leading a customer service/asset maintenance team.
• Reliable transportation.
• Flexibility to work evenings, weekends, and on-call shifts.
• Ability to read, write, and speak English.

Responsibilities

• Lead and develop a team of 1+ direct reports.
• Provide exemplary service to residents and team members.
• Manage all aspects of property maintenance including vendors, service staff, preventive maintenance, apartment turns, and resident requests.
• Communicate maintenance and capital needs to management and ensure they are addressed.
• Ensure compliance with AIR operating procedures, regulations, and EHS.
• Manage budget to maximize ROI while maintaining quality and service.
