AIR Communities is hiring an Apartment Maintenance Manager for our Marietta, GA community. You will lead a maintenance team, oversee all property upkeep, vendor relationships, and capital projects, while ensuring safety and compliance with AIR procedures.

The role offers a competitive pay range of $70,000–$80,000 annually plus a 15% target bonus. On-site living benefits and additional bonuses are available. Strong mechanical aptitude and flexible schedule are valued.

Qualifications

• 3+ years of experience with technical maintenance and facilities management in property management.
• 1–3 years of experience leading a team in customer service and asset maintenance.
• Reliable transportation.
• Ability to work a flexible schedule including evenings, weekends, and on-call shifts.
• Willingness to perform physical tasks and move heavy equipment.

Responsibilities

• Lead and develop a team of 1+ direct reports.
• Provide exemplary service to residents and team members.
• Manage all aspects of property maintenance including vendors, staff, preventive maintenance, apartment turns, and resident requests.
• Communicate maintenance and capital needs to management and ensure actions are taken.
• Ensure compliance with AIR operating procedures and safety regulations.
• Manage budget to maximize ROI while maintaining quality and service.
