Job summary

GGP's Associate Operations Manager in California oversees the day-to-day operation of two premier properties—Northridge Fashion Center and Glendale Galleria—supporting the Sr Operations Manager and GM to meet performance targets.

The role emphasizes cost-effective operations, capital planning, safety compliance, and coordination with tenants, contractors, and corporate teams, with a path to become Operations Manager at a different property within 9–24 months.

Qualifications

• 2+ years of property, facilities, or construction management preferred; shopping center industry is a plus
• Strong interpersonal and relationship building skills
• Strong project management, organizational, and problem-solving skills
• Good working knowledge of commercial building systems, financial analysis, budgeting, and forecasting
• Effective writing and communication skills to include supervise, train and direct teams
• Ability to adapt to changing work environment
• OHSA General Industries 30-hour course preferred
• Recognized industry certification preferred

Responsibilities

• Operate a clean, well maintained property providing guests with a positive shopping experience
• Oversee all physical assets to ensure maintenance to required standards in the most economical manner
• Prepare multi-year capital and operating expense plans and projects with cost-control strategies
• Regulate contractor compliance and assist Tenant Coordination with as-built conditions and utilities
• Ensure safety systems are code compliant, maintained and documented
• Support Safety, Health, and Environment practices and Life Saving Principles
• Support sustainability efforts to reduce the property’s carbon footprint
• Monitor utility consumption and manage building control systems
• Develop direct reports while ensuring policy compliance
• Collaborate with National Operations, Leasing, Finance, Marketing, HR, Development as needed
• Review and approve invoices for accuracy and timely payment
• Oversee operations during crises ensuring safety and security
• Participate in MOD schedule; on-site required at least one Saturday per month
• Split time between Northridge Fashion Center and Glendale Galleria
• Other duties as assigned
