Job description

Partners Finance is the FINRA/SIPC-registered broker-dealer supporting the Partners real estate platform in raising private equity capital for value-add funds, development projects, land strategies, and select joint ventures.

As the Partners Finance Associate, you’ll build capital-raising expertise working directly alongside the Managing Director to drive investor outreach and capital formation across Houston and the broader Texas market. The role offers real ownership of a robust pipeline of prospective and existing investors; from identifying and prioritizing high-quality opportunities and generating qualified meetings to cultivating internal referral channels and advancing relationships through diligence and commitment.

Along the way, you’ll gain direct exposure to high-net-worth individuals, family offices, RIAs, and other private capital sources through investor meetings and presentations, while developing deep fluency in Partners investment strategies and current offerings. Close collaboration with the broader Capital and Development teams will provide firsthand exposure to the opportunities you’re bringing to market, and how those relationships ultimately translate into capital raised.

A key near-term priority is consistently generating qualified investor meetings each week while strengthening the depth, organization, and follow-through of the investor pipeline. As you grow into the role, you'll take on greater ownership; conducting investor meetings independently, sourcing new opportunities, owning selected investor relationships, and directly contributing to capital raised.

What We're Looking For
  • Bachelor's degree, preferably in business, finance, economics, real estate, or a related field
  • ~4 years of professional experience, ideally in a client-facing, relationship-driven, or business development role
  • Experience working with sophisticated clients, executives, business owners, investors, or other high-net-worth individuals
  • Strong interpersonal and communication skills, with the confidence and professionalism to initiate relationships and grow into an investor-facing role
  • A demonstrated ability to prospect, build relationships, and generate new business; not simply manage an existing book
  • Strong organizational skills and the ability to manage a high volume of outreach, meetings, and follow-up
  • Houston-based or deep familiarity with the Houston business community
  • Willingness and ability to obtain required FINRA registrations/licensing
How You'll Make an Impact
  • Conduct proactive outbound calling and email outreach to warm leads within the firm’s private-client database, existing investor network, and targeted new prospects.
  • Build and maintain a consistent pipeline of qualified investor meetings, including individual meetings, group presentations, lunches, office visits, and investor events.
  • Prepare for investor meetings by reviewing prospect backgrounds, prior interactions, investment interests, and relevant Partners offerings; participate in meetings alongside the Managing Director and take a progressively more active role as experience, product knowledge, and licensing develop.
  • Manage post-meeting follow-up, including providing investment materials, coordinating additional diligence, tracking next steps, and helping move prospective investors from initial engagement through commitment.
  • Work across the broader Partners platform to develop internal referral opportunities, meeting regularly with brokers, equity owners, property management professionals, development teams, and other service professionals to identify potential investors and referral relationships.
  • Research and develop new prospective investor channels, including law firms, CPA and accounting firms, companies with concentrations of senior executives and business owners, commercial real estate firms, RIAs, family offices, and other high-net-worth networks and organizations.
  • Help develop targeted outreach strategies for specific investor segments, geographic markets, investment offerings, and referral channels.
  • Support larger-audience capital-raising initiatives, including investor presentations, educational events, prospect gatherings, and other opportunities to introduce Partners investment offerings to new audiences.
  • Maintain accurate and actionable information in Salesforce, including prospect activity, pipeline stage, meeting notes, investment interests, potential commitments, and follow-up dates.
  • Monitor pipeline activity and key performance indicators to ensure consistent outreach, follow-through, meeting generation, and progression of prospective investors.
  • Develop a detailed understanding of Partners Capital funds, Partners Development projects, land strategies, joint ventures, historical investments, and the broader Partners real estate platform in order to communicate investment opportunities effectively.
  • Coordinate with internal Capital, Development, Finance, Marketing, and other teams to remain current on investment opportunities, portfolio developments, investor materials, and key talking points.
  • Over time, begin independently leading selected investor meetings, developing new relationships, managing an assigned investor base, and directly sourcing and producing capital for Partners investment opportunities.
  • Thisrole offers a clear path toward independently managing investor relationships, leading meetings, sourcing new opportunities, and directly producing capital.
