Job summary

Carleton Living is seeking an Assistant Service Manager for The Adler and The Marley Apartments in Arlington, TX. You will oversee maintenance, HVAC, plumbing, electrical and carpentry tasks, ensuring timely repair, unit turnover, and overall property upkeep.

Ideal candidates have a high school diploma, EPA Type II HVAC certification, and 3 years in multifamily maintenance with public contact. A valid driver’s license and insurance are required.

Qualifications

• High school education or equivalent.
• EPA Type II Certification or greater (HVAC Certified).
• 3 years experience in multifamily maintenance and experience involving public contact preferred.
• Valid driver's license and current vehicle insurance.
• Willingness to pitch in and work in areas other than repairs and maintenance.

Responsibilities

• Report observed problems in units or on the property to the Community Manager.
• Keep grounds, garbage areas, hallways, garages and parking lots neat and debris-free; patrol daily.
• Assist management/leasing staff with curb appeal (model units, balloons, banners, etc.).
• Complete assigned maintenance work orders.
• Maintain and analyze work orders for patterns or long-term concerns.
• Regular maintenance of building exteriors, interiors, and common areas; tasks include pressure-washing, painting, and system maintenance.
• Perform a wide variety of HVAC, electrical, plumbing, carpentry, and preventative maintenance tasks.
• Assist with completing and turning vacant units within 3 business days; report status.
• Change locks on vacant doors and manage keys; assist as needed.
• Service Manager and Assistant Service Manager must be available 7-day rotating on-call.
