Job summary

Carleton Living in Dallas, TX seeks an Assistant Service Manager to oversee maintenance for Woodglen Park (232 units). You will perform HVAC, electrical, plumbing, carpentry tasks, manage work orders, and assist with curb appeal and unit turnovers. You must hold EPA Type II HVAC certification and a valid driver’s license.

A 7-day on-call rotation is required. Join a property team focused on keeping buildings in top condition, addressing issues promptly, and maintaining safety and cleanliness

Qualifications

• High school education or equivalent.
• EPA Type II Certification or greater (HVAC Certified).
• 3 years experience in multifamily maintenance and public contact preferred.
• Valid driver’s license and current vehicle insurance.
• Use of personal automobile for local job-related travel and ability to drive pickup truck/van.
• Willingness to pitch in and work in areas other than repairs and maintenance (janitorial, custodial, gardening, painting, etc.).

Responsibilities

• Report observed problems to the Community Manager.
• Maintain grounds and common areas, ensure cleanliness.
• Assist with curb appeal and model-unit readiness.
• Complete assigned maintenance work orders.
• Analyze work orders for patterns and long-term concerns.
• Perform HVAC, electrical, plumbing, carpentry tasks as needed.
• Assist with turnover of vacant units within 3 business days.
• Change locks on vacant unit doors as required.
• Be available for 7-day on-call rotations with pager and quick response.
