Morgan Properties is hiring an Assistant Service Manager in Piscataway, NJ. You will lead maintenance teams, coordinate repairs, and ensure compliance with company standards and legal requirements.

You will oversee on-call scheduling, inventory, and preventive maintenance programs while coordinating with the Service Manager to maintain high-quality living environments across communities.

Competenze

• HVAC knowledge and on-site repair proficiency.
• Familiarity with building systems and preventive maintenance.
• Certification or related training preferred for CFC/EPA standards.

As The Assistant Service Manager, You Will Help To

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be Accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on-site emergencies.
• Manage and organize inventory of all maintenance materials.
• Establish an on-call schedule, preventive maintenance schedule, make ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Compensation & Incentives

• Sign on Bonus - $1200.00
• Base Pay: $25.00 – $33.00/hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Schedule & On-Call

• Monday-Friday, 8:00 AM-4:30 PM
• On-call approximately every 6 weeks
• May require overtime for emergencies, weather events, and coverage needs

What We’ll Expect From You

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 2-4 years of related experience, or equivalent education and experience.
