Morgan Properties is seeking an Assistant Service Manager to lead a maintenance team and ensure top-tier living environments at our communities in Ohio. The role emphasizes on-site leadership, scheduling, and hands-on repairs across HVAC, electrical, plumbing, and general maintenance.

You'll build relationships with residents and colleagues while coordinating inventories, preventive maintenance, and on-call coverage. Competitive pay and benefits accompany a full-time schedule.

Qualifikationen

• One-year certificate or 2-4 years of related experience, or equivalent education and experience.
• Active and valid driver’s license and a personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair knowledge.

Aufgaben

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24-hour on-call schedule for the team; be available for emergencies.
• Manage and organize inventory of maintenance materials.
• Establish on-call, preventive maintenance, make-ready, and work order schedules for the team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Now hiring an Assistant Service Manager!

We are seeking an Assistant Service Manager with a "Whatever It Takes" approach to join our team! In this full-time role, you will be responsible for maintaining the community to the highest standards while building positive relationships with residents and colleagues. Your commitment to doing the right thing, communicating openly, and treating others with respect will help create a safe, welcoming, and well-maintained living environment.

As the Assistant Service Manager, you will help to:

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be Accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on-site emergencies.
• Manage and organize inventory of all maintenance materials.
• Establish an on-call schedule, preventive maintenance schedule, make ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Compensation & Incentives

• Base Pay: $23.00 – $28.00/hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

• Monday – Friday: 8:00AM-4:30PM
• Paid rotating on-call participation required
• Must be available and prepared for emergency events
• *Schedule subject to change based on business need

What we’ll expect from you:

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
